Lukewarm water across half a building, or none at all: that's one of the most common calls from this peninsula, and it usually traces back to one ageing system serving dozens of flats.

Salt air on every fitting. Strong harbour winds carry salt straight into exposed pipework and tapware, corroding fittings faster here than almost anywhere on our patch.

Reduced water flow. Ageing galvanised pipes narrow with internal corrosion over the decades, leaving some older units with a trickle instead of proper pressure.

Tree roots in old drains. The peninsula's jacaranda and fig-lined streets look glorious every November, but the same roots work into a century of joined earthenware drainage below, and blockages follow.
